Construction Manager/General Contractor
The owner executes two contracts, one with a designer to design the project and a second, separate contract, with a CM/GC contractor to perform preconstruction services (CM) and build the project (GC). Both the designer and CM/GC contractor are required to work together during a preconstruction phase to complete the design, finalize the project scope, and identify and mitigate risks. This occurs while the owner and CM/GC Contractor negotiate, through open book pricing, a maximum price for construction guaranteed by the CM/GC contractor. If the owner and CM/GC Contractor are not able to agree on the price, options include a traditional letting of all or a portion of the project or termination of the services entirely.
